Services
Administrative Assistance to the Board of Directors
- Maintenance of appropriate records of all insurance coverage.
- Investigation and reporting of all damage claims.
- Coordination and scheduling of move-ins and move-outs.
- Attendance at monthly and annual board meetings.
- Keep the Board informed of all relevant Federal, State and local statutes.
- Assist the Board in preparation of materials for annual meeting, including notices, ballots, proxies and other pertinent information.
- Provide 24-hour answering service to handle emergencies and contact with supervisory personnel.
Receipts and Disbursements
- Chicgoland Community Management, Inc. will collect all monthly assessments and charges due to the members.
- Collection of such sums that may be due from leases of common elements.
- Association funds are deposited in an account established and maintained by the Managing Agent.
- All deposits are insured by the F.D.I.C.
- Employees who handle funds are licensed and bonded.
- Monthly delinquency reports are made to the Association.
- All bills are paid in an accurate and timely manner.
- All bills are reviewed before payment.
- Monthly statements are issued to the Board.
- Statements include an accounting of cash receipts, check disbursements and payroll register.
Books and Records
- A complete system of office records, books and accounts – all in accordance with acceptable accounting principles – are maintained in our corporate office.
- Records are available for examination by the officers and directors of the Board.
- Accountants retained by the Association are also eligible to examine the records.
Payroll
- The payroll of office and maintenance personnel will be handled by Chicagoland Community Management, Inc.
- All monthly, quarterly and annual tax reports are the responsibility of CM&R.
- Union health and welfare benefits, and other related items will be prepared and filed according to statute.
- A complete payroll register is included with each monthly report.
Advanced Computer Systems
- The latest computer technology is utilized to provide the highest level of service to clients.
- Software is customized and wholly owned by Chicagoland Community Management, Inc.
- Bookkeeping and other information can be accessed by clients’ site computers.
- Financial statements will be available via the internet.
